Who we are

Specialising in conveyancing

We have changed to fit the needs of our clients and made the decision to specialise only in residential conveyancing. We are regulated by the Council for Licensed Conveyancers.

We are based in Nottinghamshire and pride ourselves on serving the local community, regularly dealing with properties in Arnold, Mapperley, West Bridgford and Mansfield.

Our whole team is dedicated to helping you move as quickly and as stress free as possible. We enjoy speaking to our clients — whether you want to communicate by email or would rather have a chat. We pick up the phone and allay any concerns, particularly if you are a first time buyer. No question is too small, and we understand that whilst we live in the world of conveyancing, you do not.

Fixed fees

Know what it costs before you instruct us

Our fees are fixed and include all of the normal legal work required to complete your transaction. They are based on the value of your property and a small number of other factors.

  • Purchase

    From £1,075 + VAT, fixed

    Property values up to £1,000,000. Above that, speak to us for a tailored quotation.

  • Sale

    From £1,025 + VAT, fixed

    Property values up to £1,000,000. Above that, speak to us for a tailored quotation.

  • Re-mortgage

    £875 + VAT, fixed

    A single fixed fee for a standard re-mortgage.

  • Transfer of equity

    £825 + VAT, fixed

    A single fixed fee for a standard transfer of equity.

Disbursements — the expenses we pay on your behalf, such as searches, Land Registry fees and Stamp Duty Land Tax — are additional and are set out in full in your quotation.

How it works

Your move, step by step

Every transaction is different, but a straightforward one usually follows the same five stages. If a transaction goes ahead without any major problems it can often complete in around six weeks.

  • Instructions and initial advice

    We take your instructions, give you initial advice, open your file and liaise with your estate agent.

  • Contracts, searches and enquiries

    We receive and advise on the contract documents, carry out searches, obtain planning and building regulation documentation where needed, and raise enquiries with the other side.

  • Mortgage and finances

    We check that your finances are in place, deal with your lender and advise you on the conditions of your mortgage offer.

  • Exchange of contracts

    Once you are happy, we agree a completion date and exchange contracts — at which point the transaction becomes binding and your moving date is fixed.

  • Completion

    Money changes hands, keys are released through the agents, and we deal with Stamp Duty Land Tax and registration at the Land Registry.

If you ever receive an email which appears to be from this firm asking you to make a payment to a bank or building society account specified in that email, you must notify us immediately. This firm does not accept liability for any payment you make to an account that has been sent to you by email.
