How our fees work

Fixed fees, based on your property

Our fees for acting on your behalf in your conveyancing transaction are fixed to include all of the normal legal work required to complete the sale and/or purchase, or the transfer of equity or re-mortgage.

Our fees are based on the value of the property and other factors, including whether the property is registered or unregistered, or whether you are redeeming a Homes and Communities equity mortgage.

    A single fixed fee for a standard transfer of equity.

Disbursements — the expenses we pay on your behalf, such as searches, Land Registry fees and Stamp Duty Land Tax — are additional and are set out in full in your quotation.

In detail

What each fee includes

A quote for conveyancing is made up of two parts: the legal fee, which is our fee for doing the work, and the disbursements, which are expenses incurred on your behalf.

  • Purchase — from £1,075 + VAT

    For a standard purchase, our fees range from £1,075 + VAT to £1,625 + VAT, based on property values up to £1,000,000. For properties valued above this range, please speak to us directly to arrange a quotation.

    The fee includes

    • Taking your instructions and giving you initial advice
    • Liaising with your estate agent
    • Checking finances are in place to fund your purchase, and contacting the lender’s conveyancers if needed
    • Receiving and advising on contract documents
    • Carrying out searches
    • Obtaining planning and building regulation documentation if required
    • Making any necessary enquiries of the seller’s conveyancers
    • Giving you advice on all documents and information received
    • Advising you on the conditions of your mortgage offer
    • Sending the final contract to you for signature
    • Agreeing a completion date
    • Exchanging contracts and notifying you that this has happened
    • Arranging for all monies needed to be received from the lender and from you
    • Completing the purchase
    • Dealing with payment of Stamp Duty Land Tax
    • Dealing with the application for registration at the Land Registry

    Disbursements

    In addition to your conveyancer’s fees, we also arrange payments to others as required for your transaction. We call these disbursements.

    • Searches — required by your mortgage lender and differing from property to property. An average fee for searches required on property in the Nottingham area is £199.50. This figure will differ if you have accepted a “no legal fees” package and the matter proves abortive.
    • Land Registry registration fee — based on your property value and set by the government, ranging from £20 to £455. Use the Land Registry fee calculator.
    • Stamp Duty Land Tax — depends on the purchase price and several other factors, such as whether this is your only property or you are a first time buyer. We will advise you on your liability, or see the government’s SDLT rates.
    • Telegraphic transfer administration fee — £42
    • File opening fee, including ID and proof of funds checks — £14.40 per person
    • Pre-completion searches — £19.20

    An example

    A typical freehold purchase of £250,000 by two people:

    • Our fees — £1,210 + VAT
    • Disbursements including searches, Land Registry fee and ID checks — £434.50
    • Total including VAT — £1,886.50
  • Sale — from £1,025 + VAT

    For a standard sale, our fees range from £1,025 + VAT to £1,625 + VAT, based on property values up to £1,000,000. For properties valued above this range, please speak to us directly to arrange a quotation.

    The fee includes

    • Taking your instructions and giving you initial advice

    • Preparing the contract pack
    • Answering enquiries from the purchaser’s conveyancers
    • Redeeming any mortgages
    • Agreeing a completion date
    • Exchanging contracts and notifying you that this has happened

    In addition to your conveyancer’s fees, we also arrange payments to others as necessary. This might include:

    • A telegraphic transfer fee to redeem your mortgage — £42.00
    • ID checks required for money laundering regulations — £14.40 per person
    • Obtaining office copies from the Land Registry — £25.20

    An example

    A typical freehold sale of £250,000:

    • Our fees — £1,125 + VAT
    • Disbursements including telegraphic transfer fees, office copies and an ID check — £101.40
    • Total including VAT — £1,451.40
  • Re-mortgage — £875 + VAT

    For a standard re-mortgage we have a fixed fee of £875 + VAT.

    The fee includes

    • Obtaining office copies from the Land Registry and checking the title
    • Bankruptcy searches
    • Dealing with lenders
    • Repaying any existing mortgage

    Disbursements

    In addition to your conveyancer’s fees, we arrange payments to others as necessary. These might include:

    • A telegraphic transfer fee to redeem your mortgage — £42.00
    • ID checks required for money laundering regulations — £14.40 per person
    • Obtaining office copies from the Land Registry — £25.20
    • Searches — a requirement of your mortgage lender. Some lenders require full searches; although these differ property to property, in the Nottingham area the cost is likely to be £199.50. Some lenders accept search indemnity insurance instead, which is a cheaper option — we will advise you directly.

    A fee is also payable to the Land Registry, based on the value of your property. Use the Land Registry fee calculator.

  • Transfer of equity — £825 + VAT

    For a standard transfer of equity we have a fixed fee of £825 + VAT.

    The fee includes

    • Obtaining office copies from the Land Registry and checking the title
    • Preparing the TR1 and other necessary forms
    • Registering the change with the Land Registry

    Disbursements

    In addition to your conveyancing fees, we arrange payments to others as necessary. These might include:

    • ID checks required for money laundering regulations — £14.40 per person
    • Obtaining office copies from the Land Registry — £25.20
